About Project
Thirty Eight by Mohidin is a limited edition residential address in Central Goa — limited to just four signature duplex villaments. Conceived as a boutique development – where each residence is designed to deliver the spatial experience of a private villa and convenience of an apartment, with double height living spaces, expressed within an architecturally distinctive building.
The project blends classical architectural character with modern planning to create residences that feel both stately and deeply livable. Every home offers grand living spaces with four bedrooms, private study areas, walk-in closets, individual servants’ quarters, and expansive arched openings oriented toward ocean views.

Architecture & Design
A stately neo-classical façade defines the identity of Thirty Eight — conceived to express permanence and long-term architectural recall. Classical symmetry, tall arched openings, layered balconies and intricate vertical elements create depth and rhythm, while double-height living volumes and view-framing apertures draw the coastal horizon into the homes.
Designed by Ar. Rita Mody Joshi — a CEPT graduate, recognised for her early contribution to the India Habitat Centre while working with Joseph Allen Stein at Stein Doshi Bhalla (SDB) and for her support during the development & beautification initiative, ‘Together for Panjim’ in Goa. With more than 1,500 projects of residential, 5star hotels, institutions and commercial developments spread over 3 decades of practice – her work is deeply rooted in context-led, human-centred, and enduring architectural principles. This project reflects her disciplined yet generous design vision, where classical order and spatial richness come together to shape a dignified, lasting residential address in its own right.
