Home Buyer FAQs

Once you have shortlisted the plot of land or project in Goa that you are interested in, please follow these steps:

  1. Appoint a lawyer to verify the property titles and documents.
  2. If you are buying an under construction project, check for the RERA registration of the property.
  3. Sign an Agreement of Sale with the developer/ land owner and define the schedule of payments therein.
  4. Finally, execute the Sale Deed to finalise the purchase.

After signing the Sale Deed, follow these steps to start building your new home in Goa:

  1. Make sure to enter your name in the land records in Goa, as part of the mutation process.
  2. Appoint an Architect & Structural Consultant for your project.
  3. Apply for technical clearance from the Planning & Development Authority (PDA) or Town & Country Planning Department (TCP), depending on where your property is located.
  4. Apply for a construction license from the Municipality and/or Panchayat, again depending on the project’s location.
  5. Appoint a contractor to build your home and oversee the execution of the project.
  6. Post construction, obtain a Completion Certificate from the PDA or TCP.
  7. Apply for Occupancy Certificate from the Municipality or Panchayat.
  8. Secure permanent electricity and water connections from the respective departments.
